Cleaning: Deep clean your home – inside and out. This includes appliances. The benefit to a buyer is the ability to truly see and appreciate your home.

Walls: A fresh coat of paint can change the entire appearance of your home. This is a key factor when selling your home.

      • Be sure to choose a neutral color.  

      • Shades of gray are the new white. 

Flooring: If you have the ability to replace the carpet prior to listing your home, new carpet along with fresh paint will help attract more buyers and more offers! If the carpet does not need to be replaced, make sure to;

      • Have carpets stretched and professionally cleaned.

      • Clean all ceramic tile surfaces, are well as any wood flooring.  

Fixtures: Try to replace any fixtures that may be considered outdated to potential buyers.

Staging: If the property is currently unoccupied, consider staging the home. This will allow potential buyers to get good idea fore what each space could be used for. A neat, clean, warm, welcoming space will bring more showings and more offers! 

Kitchen: Clean and repair any damaged cabinets. 

      • Re-stain or paint your kitchen cabinets.  

      • Update the knobs or handles. 

      • Clean all appliances that will convey with the sale of your property. 

Bathroom: The conditions of the bathrooms are very important to potential buyers. Update any outdated Fixtures. Make sure to also check the condition of the vanity and cabinets. If needed, consider re-finishing or painting any worn vanity doors or drawers. Keep the bathroom free from any clutter.  

Bedrooms: It's a good practice to re-arrange the furniture to show off the space. Move any unnecessary pieces of furniture. This will make it easier for buyers to determine if their furniture would fit.

Closets and storage spaces: Show off your storage space!  de-clutter and organize your closets. Buyers always find value in homes with plenty of closets and storage space. 

Cosmetic/Minimal Repairs: These are the smaller items typically cosmetic items that are often ignored. Although they can be small fixes, those repairs will go a long way when selling your home. Items such as 

      • Replacing or adding smoke detectors through the home

      • Sealing/staining the deck and patio

      • Ensure that your door bell is functioning properly 

      • Caulk around any windows that may need it

      • Caulk around the bathtub

      • Curb appeal, spruce up your homes landscaping
